Biscuit Hill's Reservations, Discounts, and Gift Certificates

To make a firm reservation, book on line from the link below. Reservations are accepted over the phone, but they are not firm until an e-mail confirmation is received. Online bookings are honored first if there is a dispute between a phone or online reservation request. Call our toll free number 888-998-9909 or cell number 830-743-4141 for any additional information. A credit card is required to secure all reservations. The 1st night is run on your credit card when the reservation is made. However, if you wish to pay by check, a deposit for your first night’s stay plus tax must be received within 5 days of booking, or the room will be re-booked. Owners are not in residence, but are next door. Late arrivals are accepted. Children accepted in the Creekside Suite only. Main House is Adults Only. We do not accept reservations from any person under 21 yrs. of age.

We are now doing breakfast vouchers with Granny D's restaurant when there are fewer than 2 rooms booked. When there are 3 or more rooms booked we serve a full breakfast at 9:30 am daily.

Booking the whole house (Biscuit Hill main house only-not cabin style suite) requires a $800 cleaning / damage deposit that is refunded if there is no damage. The cancellation Policy is extended to 90 days instead of the 15 listed below.

Cancellation Policy:
Cancel or change dates within 15 days of arrival - $25 Administrative management fee charged
Cancel or change dates less than 15 days of arrival - 1st night deposit is not returned plus a $25 transfer fee
Cancel or change dates less than 72 hours of arrival - The full charge is made to your credit card plus a $25 transfer fee. The date change must be for a mid-week stay, not a weekend stay.
All cancellations must be made to the owner by personal conversation. No e-mail or voice mail please.
Minimum Stay Policy:
Two night stays REQUIRED for all Thursday, Friday, Saturday, & Sunday check-ins.
We accept 1 night stays at a higher rate for Monday, Tuesday, and Wednesday check-ins.
(Thanksgiving, Memorial & Labor Day Weekends require a 3 night minimum)
We stand firm on this issue.
Pet Policy:
Pets are now accepted for the Americana Cottage Suite & Creekside Suite Only - See Pet Policy Page above for more information, rates and guidelines

Environmental Policy:
Please be aware that for conservation's sake, we only change bath and room linens every 3rd day. If you wish fresh linens daily, there is an additional $25 service & cleaning fee for each day the service is needed. We are in a very arid location and our water resources are limited. You can help us conserve by respecting this policy.
Payment Policy:
Please do not send cash in the mail
We accept Visa, Master Card & American Express only
All rooms are held with a credit card and the 1st night is run to hold your room.
Children Policy:
Children are accepted in the Creekside Suite only.
Smoking Policy:
Smoking is permitted outdoors in designated areas only.

Check-In & Out Policy:
Check-In is between 3 pm & 5pm - Guests may check-in as early as Noon with prior notice and there is a $20 p/hour early check-in fee.
We accept late arrivals, you will complete your registration after breakfast the next morning. (your room key is left in your room & a welcome letter awaits you at our entry door containing all the information you will need)
Check Out 11:00 am - Guests may stay as late as 1pm with prior notice and if there are no other guests checking into their room. We charge a $20 p/hour stay over fee for each hour after the standard 11 am. check-out.
