Reservation Information & Policies

2 Night Minimum Required for Thursday, Friday, Saturday, & Sunday Check-ins
One night accepted Jan & Feb with Monday, Tuesday or Wednesday Check-in
One Night Not Not Available For All Rooms

 To make a reservation, book on line from the link above or call our toll free number 888-998-9909.  A credit card is required to secure all reservations, and the 1st night is run on your credit card when the reservation is made, however, if you wish to pay by check, a deposit for your first night’s stay plus tax must be received within 5 days of booking, or the room may be re-booked. Owners are not in residence, but are next door. Late arrivals are accepted.

Booking the whole house (Biscuit Hill main house only-not cabin suite) requires a $800 cleaning / damage deposit that is refunded if there is no damage. The cancellation Policy is extended to 90 days instead of the 15 listed below.

Policies:
1. Cancellation Policy:
Cancel within 15 days of arrival - $25 Administrative management fee charged
Cancel less than 15 days of arrival - 1st night deposit is not returned
Cancel less than 72 hours of arrival - The full charge is made to your credit card
All cancellations must be made to the owner by personal conversation.  No e-mail or voice mail please.

5. Payment Policy:
Please do not send cash in the mail
We accept Visa, Master Card & American Express only
All rooms are held with a credit card and the 1st night is run to hold your room

8. Check-In & Out Policy:
Check-In is between 3 pm & 5pm - Guests may check-in as early as Noon with prior notice and there is a $10 p/hour early check-in fee. 
We accept late arrivals, and completed your registration after breakfast the next morning. (your room key is left in your room & a welcome letter awaits you at our entry door)
Check Out 11:00 am - Guests may stay as late as 1pm with prior notice and if there are no other guests checking into their room. We charge a $10 p/hour stay over fee for each hour after 11 am.

** Extended Stay Reduced Rates: (Spring Break - Holidays & Holiday Weekends Excluded - May not be used in conjunction with any other discounts)
