Biscuit Hill is the perfect large group & Family Reunion venue. The main house has 7 rooms and 7 1/2 baths. Many houses you may look at only have 2 or 3 bathrooms, and it can get crazy to get into one of them. At Biscuit Hill we also offer a bonfire area, large picnic grounds, grill, 3 private hot tubs, and most of the rooms have in room Jacuzzi tubs as well. Everyone loves to feed our deer, and sit outside on the lake view gathering deck. We are central to all the Hill Country and San Antonio attractions, making us a great staging location. Most importantly you have space to move around, and the ability to have some quiet time to yourself too.

We offer 2 Packages for Family Reunions or Large Groups. 
We require a minimum of 2 nights & 3 nights Holidays for all Whole House Rentals. Children under 8 are accepted when the whole house is booked, but a "No Fault Accident Waiver" is required for each child under 8 years. The house must be rented for a minimum of 2 nights, and 3 nights are required for all holidays.

A $800 damage deposit is required for all Whole House Vacation Rentals, and is refunded within 7 days of departure if there is no damage. This deposit is not required if renting the house as a Bed & Breakfast without use of our kitchen. There are price breaks for renting 3 or more nights.  See Extended Rate Quote Below

Group Booking Cancellation Policy:
Cancel MORE than 90 DAYS prior to arrival - $25 p/ room Administrative Fee Charged
Cancel LESS than 90 DAYS prior to arrival -Lose one night plus deposit
Cancel LESS THAN 30 Days prior to arrival - Full reservation fee is charged & loose deposit
(a signed contract is required stating that you agree to all our fees)

Season-2008/2009:
High = March, April, May, June, July,  August & October - All Holidays
Mid = September & November Holidays Excepted
Off = December , January,  February Holidays Excepted

Package #1:
Rental as a *B&B High Season & Holidays- all amenities, food, and cleaning service

14 persons p/night  $1,295 (no use of our kitchen or laundry)
15-18 persons is $20 p/person over the 14 person rate
(children under the age of 6 are not charged, but are counted in the number staying- children under the age of 4 are not counted at all - a No Fault Agreement is required when children are under 8 years)
(If you need the Cabin Suite as well (sleeps 2- 4) add an extra $300 to the price above)

Mid Season-September & November (excluding holidays)
Discount is $150 off Weekdays & $75 Off Weekend nights
Off Season-December - January - February (excluding holidays)
Discount is $300 off Weekdays & $200 Off Weekend nights

Package #2:
Rental with *B&B amenities High Season-  NO FOOD Provided by us
(You have use of our kitchen & laundry)
14 persons p/night - $1,350
15-18 persons is $10 p/person over the 14 person Rate
